Six designer model residences are available for viewing including interior spaces designed by Jeff Akseizer, principal of DC-based Akseizer Design Group, Room and Board and Mitchell Gold + Bob Williams modern home furnishings who incorporate their own personal signature design aesthetic within each residence.

1331 is a sophisticated 14-story building set in the middle of all of the entertainment, dining, fashion, nightlife, and commuter conveniences of the surrounding area, in close proximity to national monuments and within walking distance to The Wharf waterfront. The residential tower is adjacent to the Mandarin Oriental Hotel and offers sweeping outlooks of the National Mall and the U.S. Capitol, as well as the Jefferson Memorial, the Tidal Basin and across the Potomac River to Virginia. The building features a drawing room library with outdoor terraces and private seating areas throughout the lobby level. Additionally, the property incorporates a variety of green spaces, including a landscaped roof deck and private terraces, and integrates environmentally sustainable features.

The triangular building design presents a slender face to Maryland Circle, where a grand entrance leads to a circular staircase adorned with a contemporary mosaic tile that connects the main lobby with the 4,000- square-foot fitness center. At the rooftop, the design breaks free from the main precast façade with a glassy pavilion accommodating a multi-faceted rooftop oasis outfitted with an infinity pool, two expansive club rooms showcasing the property’s one-of-kind views, a private board room equipped with conference capabilities, catering kitchen, a walking 360 degree “Sky Track”, Capitol Overlook with a NanaWall, five semiprivate, fully landscaped outdoor living rooms with grilling stations, outdoor media space, three fire pits with seating and a piano lounge. 1331 is pet friendly and includes a fully fitted pet spa for grooming and dog park equipped with agility equipment for keeping pets healthy.

Designed by New York-based Robert A.M. Stern Architects (RAMSA), the distinguished design for 1331 pays homage to the architectural character of the Southwest neighborhood and the monuments and office buildings of D.C.’s Federal Center. The firm is known for its many record-setting apartment buildings in New York City and around the world. Blending modern and traditional design strategies and adapting ideas developed for tall buildings in New York to Washington's horizontal urbanism, the design for 1331 offers limestone-colored masonry facades articulated with an expressive variety of window patterns, bays and balconies. The building wraps a landscaped south-facing courtyard that increases the number of apartments opening to spectacular landscapes.

According to Paul Whalen, partner at Robert A.M. Stern Architects, substantial research was conducted in designing 1331 that balances the area’s new modern development but is respectful of the architectural vernacular of the structure’s surroundings. “In contrast to the industrial aesthetic of buildings recently built along the Washington waterfront, 1331 is a classical building, addressing the parks, the monuments, and the Potomac with the classical spirit of Federal Washington,” said Whalen.

1331 brings hospitality home with a suite of crème-de-la-crème services and amenities of a world class hotel. The professional staff is available around the clock and trained to anticipate the needs of residents. Concierge assistances offer move-in support, private chef securement, onsite event planning, personal assistants and away-from-home services that include pet and plant care. Curated partnerships include exclusive access to Mandarin Oriental Hotel with special rates and special services ranging from housekeeping and hospitality, fitness, pet care, white glove moving, food delivery and home customization by the award winning Bozzuto Management Company.

In addition, 1331 affords its residents several unique offerings to make life easier, including access to a medical concierge that provides onsite consultations and flu shots, partnerships with neighboring restaurants for private dining and new programs that are in the works. 1331 practices all CDC antimicrobial disinfecting/sanitary guidelines and has the highest-grade cleaning products and enhanced COVID-19 safety protocols in place. The Staff wears face masks, gloves and hand sanitizer dispensers are placed throughout the property.
