445 12th Street SW

Washington, D.C.
About

445 12th Street was the second office building constructed in Republic’s Portals Complex. It is located with entrances on both 12th Street, SW and Maine Avenue. The building is only a block from the SW Waterfront and The Wharf project.

445 12th Street was designed to provide for major anchor tenants, with the flexibility to also accommodate a mix of smaller tenants. It has functioned as the headquarters for the Federal Communications Commission (FCC), which has been the full-building office tenant since it was built. The building is slated to be the new headquarters for the Pension Benefit Guarantee Corporation under a long-term lease after FCC’s occupancy ends in late 2020.
