445 12th Street was the second office building constructed in Republic’s Portals Complex. It is located with entrances on both 12th Street, SW and Maine Avenue. The building is only a block from the SW Waterfront and The Wharf project.

445 12th Street was designed to provide for major anchor tenants, with the flexibility to also accommodate a mix of smaller tenants. It has functioned as the headquarters for the Federal Communications Commission (FCC), which has been the full-building office tenant since it was built. The building is slated to be the new headquarters for the Pension Benefit Guaranty Corporation under a long-term lease after FCC’s occupancy ends in late 2020.
