Over the last 40 years the Republic Family of Companies has developed 27,000,000 square feet of real estate (across all categories - multi-family, office, hotel, retail, and institutional) representing an investment at cost of over $7 billion. It currently has more than $2 billion of new projects under construction and development in the Washington, DC SMSA, San Jose/San Francisco area, and the Southeast - among the top five commercial and residential markets in the country. Many of these are Transit Oriented Developments (TOD’s). Republic has executed over 35 private/public sector projects and is now working on a number of multi-hundred million-dollar projects in major cities around the U.S. and has millions of square feet in its development pipeline. A recent example of this, among others, is the selection of Republic as the developer of a 3,000,000 square foot $2 billion public/private sector mixed use, Transit Oriented Development at a major transit-network in Charlotte, North Carolina (one of the fastest growing cities in the Country). Additionally, these developments include, among others, the development of a wide range of signature and monumental commercial properties, including the completed Washington Harbour, Market Square, Republic Square I and II, the Ronald Reagan Building (over 3 million square feet) on Pennsylvania Avenue, the country’s second largest building (developed by principals of Republic) and the Portals, a 3MM square foot project, including the Mandarin Hotel in Greater Washington, D.C with an aggregate market value in excess of $3 billion. Republic is also presently acquiring and developing over 1,000 units per annum of multifamily projects in the Washington, DC SMSA, the Mid-Atlantic area, and the Southeast part of the United States with plans to accelerate development over the coming year. Recently completed construction projects include the Portals V residential building adjacent to the Mandarin Hotel in downtown Washington, DC (2019). This monumental signature luxury 380-unit rental apartment project (550,000 square feet) looks over the Jefferson Memorial, with views of the Potomac River, the National Mall, Arlington Cemetery, the Lincoln Memorial, and the U.S. Capitol. Estimated project costs are $230 million. Another example of a current transaction is Republic’s recent completion of a $330,000,000 financing for 445 12th Street, S.W., Washington, D.C. with US Bank and AIG for a lease with Pension Benefit Guarantee Corporation for their 431,000 sq. ft. Federal Headquarters in this 609,000 sq. ft. Class A office building. Republic’s financial capacity is deep, and the company has enjoyed relationships representing billions of dollars with major lenders, such as insurance companies, pension funds, private equity firms and real estate investment trusts (REITS).

Our Capabilities

Apartment Acquisitions

Republic and our investment partners target value-add, multi-family apartment properties located throughout the Mid-Atlantic and Southeast. To date, we have completed six transactions of existing assets totaling $200 million and just over 1,200 units.

Republic typically seeks Class A and B properties built in the 1970s through the 1990s with 200 units or more. The majority of these properties are stick-built garden apartment complexes that can be repositioned through rent-accretive renovations of approximately $2,500 to $10,000 investment per unit.

On average, we hold apartment investments for five years, targeting mid-teen-levered internal rate of returns on market-rate leverage through aggressive value-add asset management.

Development

At Republic, our development strategy targets high-growth areas, as well as areas specified for growth, that offer transit-oriented development and green building opportunities. Focusing on infill and urban development, our experience building a variety of product types—including residential, hotel, retail, office, and mixed-use—gives us the flexibility to create projects that realize the highest and best use of the land.

Republic’s approach often involves teaming up with local partners and leveraging their market knowledge. We often acquire off-market, un-entitled property, working with the community and local government to create a project that is embraced by the neighborhood and city.

Finance

Republic and our principals have extensive experience in the placement of debt and equity facilities necessary to achieve investment objectives. These include acquisition loans, construction financing, senior and mezzanine loans, and preferred and common equity.

Our financial capabilities are deep and we have built long, successful financial relationships—totaling in the billions of dollars—with major lenders representing insurance companies, pension funds, private equity firms, and real estate investment trusts. Together, we have developed over $7 billion worth and 27 million square feet of projects across all real estate product lines.

Property Management & Leasing

At Republic, we strongly believe in the important role that leasing and asset/property management plays in the overall financial strategy and success of building operations and ownership. It’s why we manage our own office and retail portfolios with occupancy, tenant satisfaction, and judicious financial oversight in mind.
