New apartments with scenic views coming to Southwest D.C. in 2019

The Mandarin Oriental Hotel, known as one of the city’s most opulent hotels, is getting a new neighbor: 1331, a 14-story luxury apartment building at 1331 Maryland Ave. SW.
The apartments are the first residential component of the Portals, a development that includes offices and the hotel. Designed by New York-based Robert A.M. Stern Architects and developed by Republic Properties Corp., the building wraps around a courtyard and includes 373 apartments with numerous windows and balconies with panoramic views.
1331 will have a glass pavilion on the rooftop, which will include an infinity pool, two private clubrooms, fire pits, a lounge, grilling stations and a “Sky Track” — a walking path with 360-degree views of Washington’s monuments, the Capitol, the Tidal Basin, the Potomac and the Wharf. The lower level of the building will have a fitness center, while the lobby level will have a library with outdoor terraces.
Residents will have 24-hour concierge services. The apartments are within walking distance of the restaurants and entertainment venues at the Wharf.
The apartments will include open floor plans with large foyers, high ceilings, hardwood floors, Italian cabinets and high-end appliances. Many of the apartments will have water views.
Leasing is scheduled to begin in spring 2019. Rents will be announced at that time. Residents are anticipated to move into the building in late spring or early summer 2019.
